Property Tax Shenanigans

Property taxes are a lot to handle if you’re a homeowner, but image how stressful they can be for landowners and managers who own thousands of commercial acres across the country!

What is a property tax?

Property taxes are the primary source of income for most local governments. A property tax is a fee paid by the owner of a property. Essentially, if you own land anywhere, you pay a property tax. The money acquired through property taxes is used by the local government to fund things such as local improvements to roads, education, law enforcement and fire protection.

While property taxes are used to improve public areas, they can be frustrating for those owning land under multiple jurisdictions. Instead of paying one bill, the landowner is now responsible for paying, sometimes multiple, each bill(s) to the corresponding individual county(ies). Not only can this process be difficult to manage but it can quickly escalate to be outrageously expensive if a state or local objective is subsidizing a hefty project.

What’s the issue?

Think about it: you own 15,000 acres across different states. Each state has multiple counties and each county has its own set of rules, due dates and projects funded by property taxes. You are expected to remember and meet each due date, which is a tremendous amount of work on its own.

On top of remembering to pay each tax bill on schedule, you need to spend time comparing past bills to the incoming data to confirm there are no fee discrepancies. However, the biggest question remains: have, and if so, how have you even been able to keep a record of past years property tax data? In the case of many, you have not. The burden of property taxes is so prominent and invasive that most landowners barely manage to pay their bills on time.
